Our team checks the roof, foundation, plumbing, electrical, HVAC, insulation, windows, doors, and every major system and component of the property. Depending on the size of the home, most inspections take a few hours to complete.
Please make sure all areas we need to access, including attics, crawlspaces, and electrical panels, are clear of storage and clutter. If you will not be attending in person, let us know how we can get inside, and make sure any pets are secured somewhere else in the home.
There is no pass or fail with a home inspection. Instead, we document the true condition of the property so you have accurate information to work from. Some items may be flagged for your attention, but what you decide to do next is always up to you.
In most transactions you are allowed to waive an inspection, but we would not recommend it. Skipping this step means you could end up responsible for repairs you never knew existed until well after closing.
We can point you toward the right type of contractor for any issue we find, but we do not perform repairs ourselves. Keeping those roles separate protects you and keeps our reports unbiased.
They can play a real role. If we uncover something that needs repair, it could lower the appraised value until the work is completed, or it could give you leverage to negotiate repairs or a credit with the seller before you close.
